Notice of Sale of Real Property
Notice is hereby given that the Village of Walthill, Nebraska, by resolution of the Village Board of Trustees, has directed a sale of the following real property owned by it:
Lots 9, 10, 11, 12, 13, 14, 15, and 16, Block 19, Third Filing, Village of
Walthill, Thurston County, Nebraska, commonly known as 304 South
Sawyer Street and 600 Second Avenue, Walthill, NE 68067.
Any person desiring to submit a responsive bid, together with supporting documentation described in the below, shall do so, under seal, to the Office of the Village Clerk, PO Box 246, 224 Main Street, Walthill, Nebraska 68067, so it is received in the Clerk’s office no later than August 5, 2025, at 4:00 p.m. Any bid received after such date and time shall not be considered. Bids shall be opened and may be awarded at the regular meeting of the Board of Trustees on August 6, 2025, at 5:30 p.m.
Terms and conditions of sale are as follows: the Village intends to sell the Property to the highest bidder. Bidders shall include with the bid proof of ability to pay or obtain financing (which, at minimum, shall be in the form of a letter of preapproval from a lender). A minimum bid in the amount of $70,000.00 is required. The Property is being sold “as is,” without warranty of any kind as to the condition of any improvements thereon, and subject to any and all restrictions and encumbrances of record and subject to compliance with any and all Nebraska laws governing the procedure of the sale of real property by a Nebraska municipality classified as a village. Conveyance shall be by corporation special warranty deed. The Village will consider all reasonable bids, but reserves the right to reject any and all bids and reserves the right to request additional information and supporting documentation from any bidder prior to the award of any bid. Sale shall be confirmed by ordinance that will identify the purchaser and terms of sale. The Village shall remain in possession of the real property until such confirmation and closing of sale. Full payment shall be due in cash or other guaranteed or certified funds at the time of closing of sale. Buyer shall be responsible for any title insurance, filing/recording fees, closing agent fees, survey, and loan/lender/appraisal fees that may be incurred incidental to the purchase and its closing.
