Fair Housing

What is Fair Housing?
Fair Housing is the right for all people to have safe, decent housing and be able to get this housing without discrimination. City, State, and Federal Fair Housing Laws require that all people have an equal opportunity to buy, rent, or live in housing.

Fair Housing Act
Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability). What Housing Is Covered?
The Fair Housing Act covers most housing. In some circumstances, the Act exempts owner-occupied buildings with no more than four units, single-family housing sold or rented without the use of a broker, and housing operated by organizations and private clubs that limit occupancy to members.

These apartments are located at 102 S Broughton Street, Walthill, NE 68067.  These one-bedroom apartments offer comfortable living quarters for seniors 62-years of age or older and individuals with disabilities.  Reasonable modifcations to the units can also be made to accommodate individuals who need special equipment such as equipment for the hearing impaired or visually impaired, and/or grab bars, etc.

The rent is based on income and housing assistance is available to households who meet certain income qualifications.  Applicants may have assets, cash, savings, stocks, or annuities, etc...and still qualify for the Parkview Apartments.  Rental rates range from $0 - $623.00.  All units are federally funded.  Rent is based on 30% of adjusted gross income.  Utilities are included in the rent, except cable, telephone and internet.  A percentage of out-of-pocket medical expenses are considered a deduction when determining rent.

Reasonable modifications to the units can be made to accommodate individuals who are physically, hearing or visually impaired such as blinking lights, emergency cords, and grab bars, etc.  There are laundry facilities on-site, off-street parking and a social room.  The entrance doors have security locks.

Owner Occupied Rehabilitation Grant
The Village was awarded the Owner Occupied Rehabilitation Grant in 2017 where up to nine homes in Walthill will be rehabilitated. As of 08/07/19, seven home-owners have been approved and housing rehabilitation has started.
